In short

Querencia is a private golf and beach club in the hills on the San José del Cabo side, reserved for members and their guests. Its Campo Bajo was Tom Fazio's first design outside the United States (2001) and Golfweek has named it the best course in Mexico; a second Fazio course, the Campo Alto, is slated to open in 2026. The community brings together two worlds: the Golf Club in the hills and the Beach Club on the Sea of Cortez, with an ocean-view fitness center, restaurants, and pools. The offer runs from custom homes and homesites to condominiums —including the oceanfront Ocean Residences—, priced in our inventory from USD $2.4M (La Reserva condominiums) to $18.9M.

Some communities in Los Cabos sell themselves by the name of their hotel. Querencia has no hotel — and that is exactly the point. Everything here revolves around a private club open only to members and their guests, and that privacy is what its residents defend most.

Why Querencia stands apart

The heart of the community is its golf. The Campo Bajo was the first course Tom Fazio ever designed outside the United States, opened in 2001, and Golfweek has named it the best course in Mexico; Golf Digest has placed it among the finest in the world. Twenty-five years later, Fazio returned to design a second course — the Campo Alto, slated to open in 2026. When a club invests in a second course by the same architect, it says a great deal about the community's health: golf here is not a sales amenity, it is the long-term project.

Unlike Palmilla or Chileno Bay, there is no public resort at Querencia. Nobody passes through. The course, the Beach Club, and the restaurants belong to the members, and visitors come by invitation.

Two worlds: the hills and the sea

What many buyers don't realize is that Querencia is really two connected settings. Up in the hills sits the Golf Club with its two Fazio courses and residences with long views over the Sea of Cortez. Down by the sand sits the Beach Club — with an ocean-view fitness center, several waterfront dining options (including the Ocean Grill), family pools, and a spa. A member can play golf in the morning up high and dine by the sea in the afternoon, without leaving the gate.

What you can buy

Querencia offers more variety than its reputation for exclusivity suggests. There are custom homes and homesites to build in enclaves like Canyon Residences, up high. But there are also luxury condominiums, which surprise many buyers: the Ocean Residences were the community's first oceanfront property —oceanfront condos with generous terraces and floor-to-ceiling windows— and carry their own amenity package, with a private fitness center and a pool by the sea. Add to that condominiums like Las Verandas and, as the entry door, La Reserva at Querencia, where the community's pricing begins.

Our inventory currently holds 37 properties in Querencia, from USD $2.4M (La Reserva condominiums) to $18.9M. That range is the best proof that Querencia isn't reserved for the golf-front mansion buyer: there is a real entry door into this community.

The member lifestyle

The club is the social center: Golf Club, Beach Club, pools, courts, hiking and biking trails. But what really sets Querencia apart shows up on no amenity list.

There is a team dedicated to community life that builds the year's calendar — tournaments, dinners, classes, programs for the kids — and that organization is what actually gets people together. Mexicans and foreigners mix constantly, and not in the nodding-in-the-parking-lot sense: they see each other every week. It is one of the most active communities in Los Cabos today, and that did not happen by accident.

Something buyers struggle to believe until they see it: this is not all vacation homes. A significant number of Mexican families have moved here full time and run their businesses from Los Cabos. That changes the character of the place — there is life midweek, there are kids at the club in October, there are neighbors rather than visitors.

For someone arriving from abroad, that solves the hardest part of moving to another country: landing somewhere a community already exists, instead of having to build one from scratch.

The location

Querencia sits in the hills on the San José del Cabo side, at the start of the Corridor, about 20 minutes from the international airport, from San José's historic center, and from the Corridor's beaches, with Cabo San Lucas at the other end of the highway when the mood strikes.

Who should be on your side of the table

Buying in Mexico is not difficult, but it involves more people than a foreign buyer expects — and not all of them work for you.

The **agent** shows you properties and negotiates. Watch who they represent: if it is the seller's agent, their incentives are not yours.

The **notario** drafts and validates the deed. Impartial by definition; not your lawyer, though plenty of buyers treat them as one.

The **real estate attorney** is genuinely yours. They review the contract before you sign, catch clauses that leave you exposed, and tell you no when it is needed. It is the expense most people skip and the one that prevents the most trouble.

The **trust bank** administers the fideicomiso your property sits in. You choose it, it is not imposed, and it is worth knowing how they treat clients years after signing.

And the **escrow company**, holding the money while conditions are met.

Five pieces. The useful question is not what each one costs, but a simpler one: of everyone at this table, who answers for me if something goes wrong? If the answer is "nobody", someone is missing.

Querencia rewards those who value privacy over the scene, and the club over the resort — whether in a golf-front home, a homesite to build, or an oceanfront condominium. If that resonates with you, the next step is to see what is available today.

Frequently Asked Questions

Are there condominiums in Querencia or only houses?

Both. Beyond the homes and homesites, Querencia has luxury condominiums: the oceanfront Ocean Residences, Las Verandas, and La Reserva at Querencia as the entry option (from USD $2.4M).

Who designed the golf courses?

Tom Fazio. The Campo Bajo (2001) was his first design outside the United States and Golfweek has named it the best course in Mexico. The Campo Alto, also by Fazio, is slated to open in 2026.

What amenities does the Beach Club have?

Querencia's Beach Club, on the Sea of Cortez, brings together an ocean-view fitness center, several waterfront dining options (including the Ocean Grill), family pools, and a spa. It complements the Golf Club up in the hills.

Can a foreigner buy in Querencia?

Yes, completely legal. Because it sits in the coastal restricted zone, the purchase is made through a bank trust — a fideicomiso: the bank holds legal title and you, the beneficiary, hold all rights to use, rent, sell, and inherit.
