About El Tezal
El Tezal is a hillside residential district built into the desert slopes directly above downtown Cabo San Lucas, occupying the ground between the marina and the start of the Tourist Corridor. It is not a single gated project but a collection of streets, condominium buildings and private enclaves that grew alongside the town itself. The drive down the hill to downtown and the marina takes roughly five to ten minutes, and Médano Beach about the same. Los Cabos International Airport is a straightforward thirty-five to forty-minute run along the highway.
Product here is unusually varied: mid-rise condominium buildings, single-family homes on modest lots, custom residences and a remaining supply of home sites, spread across enclaves such as Cresta del Mar, Rancho Paraíso, Ventanas, Cumbres del Tezal and Vista. Many of these developments are gated with twenty-four-hour security and their own pools and gyms, while other streets are ordinary municipal ones. Because the land climbs steadily as it pulls back from the bay, most positions hold some view — the marina, the harbour mouth, the Arch, or the open Sea of Cortez beyond.
Everyday life is the point. Costco, The Home Depot, Soriana and Fresko are minutes away, along with schools from kindergarten through high school, clinics, pharmacies, gyms and a growing set of padel, pickleball and tennis courts. The Cabo San Lucas Country Club, a Roy Dye eighteen that opened in 1994, sits at the edge of the area with views of the Arch from much of the routing. Médano Beach, the town’s swimmable Blue Flag stretch, is a short drive down. El Tezal suits full-time residents, families and buyers who want a town address with services at hand rather than a resort one.
